买房，很可能是大多数马来西亚人一生中最大的一项财务承诺之一。笔者也不例外，尽管从事律师行业十多年，有处理过千买卖房产的记录，当到自己第一次买房时，心情也非常忐忑。 所以，当我们终于找到一间看起来不错、地点也符合心意，而且价格似乎也在预算范围内的房子时，很容易就会马上产生一种感觉： “就是这一间了。” 但是，买房并不应该只看外观和价格。 在支付订金、签署购屋献议书（Offer to Purchase，简称“OTP”），或者正式签署买卖合约（Sale and Purchase Agreement，简称“SPA”）之前，其实还有一些实际问题值得买家认真考虑。 1. 你真的负担得起吗？ 买房时，第一个问题不应该只是： “银行最多可以借我多少钱？” 更重要的问题应该是： “在扣除我现有的开销和其他财务负担后，我是否真的可以轻松承担每个月的供款？” 房价只是持有一间产业整体成本的一部分。 除了订金和每月房屋贷款供款之外，买家还应该把律师费、印花税、估价费、贷款相关费用、装修及家具费用、管理费、储备基金（sinking fund）、地税、门牌税以及日后的维修费用一并计算进去。 举个例子，购买一间价值 RM500,000 的产业，并不代表你的财务负担就只是 RM500,000。通常在交易完成前后，还会有其他额外费用。 如果你想了解预计的律师费和相关支出，也可以联系我们，让我们为你提供： 免费的律师费及相关支出计算
